     Barleana

Location 

Once an inland port, Dalbeattie sits in the Urr Valley, 3 miles from the coast. It is a friendly community of around 4,000 people supporting shops, cafes, hotels, restaurants, a dentist, a vet and a modern health centre. The RockandWheels project is set to bring significant outdoor sport and wellness facilities. The top class Learning Campus already has the latest and best school facilities. While Dalbeattie itself offers much in the way of pursuits from drama to golf, from bowling to mountain biking, from fishing to bridge. It is also central the best of the region. The surrounding area has sandy beaches, breath-taking hill walks, dark starry skies, championship golf, water sports, horse riding, nature reserves, castles, lochs and much more. The nearby market town of Castle Douglas has many independent shops and the fishing port of Kirkcudbright features boats and galleries. Dumfries is 20 minutes northward with its University Campuses and the excellent Dumfries and Galloway Royal Infirmary is easily accessible. Scotland’s main artery, the M74, is 28 miles to the East bringing both Glasgow and Edinburgh within 2 hours. To the West the ferry to Northern Ireland docks one hour away. In the region of Dumfries and Galloway, crime rates are low and life quality is high. Whilst it is rural and quiet at first glance, it is much more than just healthy and safe. People are welcoming and there is an astonishing amount to do once you get to know the place. Barleana nestles within Barhill area that has long been the most desired location within Dalbeattie. Directly opposite lies the avenue to the much loved Colliston Park with its play areas, tennis courts and football pitches. The town centre is an easy stroll through the park. Behind Barleana is a woodland, home to red squirrels and much else. It has a network of interesting paths and tranquil places.

Concept

The development encompasses more than 8 acres, within in which there will be 12 new homes.  This low density, the nature areas and the private road, all contribute to the country feel.    Utilities have been installed, landscaping is taking place and the first house construction will start in April 2023.

Layout

We invested one year working with the planning authority to reduce the allocation of 30 sites down to 12.  This allowed us to relieve environmental pressure.   The area can now retain its natural character and everybody can enjoy their own space.

Home-making

Fundamentally we are selling choice, serviced plots.   However, realising that not everyone is a confident self-builder, we are here to assist with the next steps.     

To date, most clients have opted to buy a “turnkey” house from the modular constructor, Dan-Wood.   They supply and build everything apart from the foundations and kitchen.  Going this route, we can certainly help you liaise with the company.  Depending on your preference, we can assist you with bespoke planning applications for your house design.  If desired, we can deliver the foundations, as well as the plot.  Alternatively, if you really want to keep it simple, we can supply your finished home at a fixed price.
